If you are under contract for a home purchase or just have some questions about your home, and need more information about home inspections, you have come to the right place. As an independent, Professional Home Inspector, I maintain my obligation of looking out for you and your family during this home buying process to protect you from an unwise decision or from ugly financial surprises after the purchase. I have the knowledge, experience, and the specialized equipment to help evaluate the condition of your prospective property. But more importantly, my priority is on your best interest. I only answer to you (my client) not the builder, seller, realtors, or brokers.

The purpose of Home Inspections

It is to analyze the Structural & Mechanical condition of the home you are getting closer to buying. I will determine whether various items of the property are working properly, or if they are deficient, I will also recommend methods for improvement.

Items inspected in a typical home include:

• Foundation
• Walls (brick, stucco, hardie, cedar, vinyl)
• Detached structures
• Roof (I climb on the roof of most homes, not just a glance from ground)
• Framing
• Windows & doors
• A/C and heating equipment
• Water heater
• Plumbing fixtures
• Electrical panel & fixtures
• Jacuzzi
• Sprinklers
• Built-in appliances

Also, I perform an infrared thermal imaging scan (NO ADDED FEE) to look for: A/C air leaks in attic, walls or ceiling with missing insulation, active plumbing leaks, overheating breakers, moisture intrusion, etc. These deficiencies would go unnoticed if a thermal scan was not performed. (Most home inspectors do not have thermal cameras, and some that do will charge you extra for the service.)

To add more about what it entails to hire me to do your inspection, I dedicate an average of 6 hrs to your home inspection. I spend approx 3 hrs. on each property and another 2-3 building a custom report for your home. Since there are no two exact homes out there, I do not use check-box forms for my reports, every report is specifically made for your house, and I use common terminology and not copy & paste code regulations. That can make most buyers feel overwhelmed not so much informed. I always encourage mi clients to be there during the inspection, this gives you more time to look around and think of questions to ask me or the seller and allows for a more comfortable decision to move forward with the buying process.
